Zakynthos: The Green Ionian Island With Its Own Front Door

Zakynthos is the green one. Where the Cyclades are rock and light, the southern Ionian is olive groves, cypress and vineyards running down to cliffs of startling white. It also has an international airport, and that single fact changes almost everything about how a house here gets used.

An island that looks nothing like postcard Greece

Visitors who arrive expecting whitewashed cubes and bare hillsides are usually surprised. Zakynthos sits far enough west and catches enough winter rain to be genuinely fertile. The interior is farmland: olives, currant vines, the vineyards that produce the island’s own Verdea, and a density of green that holds well into summer. The coastline then does something quite different, breaking into sheer white limestone cliffs and coves of an almost artificial turquoise.

The architecture has its own history. Four centuries of Venetian rule left a town of arcades, bell towers and neoclassical facades, and the earthquake of 1953 took most of it down. What followed was a careful, low-rise reconstruction that kept the arcaded streets and the proportions, so Zakynthos Town today reads as a coherent Ionian capital rather than a resort strip. The fortress on Bochali hill above it still has the best view on the island.

This matters to buyers for an unromantic reason. Everything built since 1953 has been built to seismic code, and the island’s building stock is younger and structurally better documented than much of the Aegean.

Flights, and why they matter more than ferries

Zakynthos has its own international airport a few minutes from the capital, with direct seasonal services from across the United Kingdom, Germany, Italy, Scandinavia and central Europe from April to October, and a short domestic hop from Athens year-round. The ferry from Kyllini on the Peloponnese takes about an hour, which keeps the island connected to the mainland road network for anyone who wants to drive down with a car full of furniture.

The consequence for owners is direct and measurable. A house on an island with its own airport lets for more weeks of the year than a house that depends on two ferries and a connection, and it lets to guests who booked a flight rather than planned an expedition. Changeover days are simpler, agents are easier to find, and the shoulder months of May and October carry real occupancy rather than token bookings.

It also means owners use the place themselves. A long weekend in Zakynthos is a genuine proposition from most of northern Europe, which is not true of most Greek islands of comparable beauty.

The turtles, and what they mean for buyers

Laganas Bay is one of the most important nesting grounds in the Mediterranean for the loggerhead turtle, and the National Marine Park of Zakynthos was established to protect it. The park governs the southern bay and the islets within it, with restrictions on building, lighting, beach access and boat traffic during the nesting season.

Buyers sometimes hear this as a warning. It is closer to the opposite. The park is the reason a substantial stretch of the island’s most beautiful coast will never be developed at density, and permanent protection of that kind is exactly what underpins long-term value in the areas around it. Vasilikos, on the eastern arm of the bay, is among the most desirable addresses on Zakynthos precisely because of what cannot be built near it.

What it does require is diligence. If a plot sits within or close to the park boundary, establish exactly which zone it falls in before you make an offer, because the permitted envelope varies sharply over short distances.

Where to buy on Zakynthos, area by area

Bochali and Akrotiri. The hills immediately above the capital. Views across the town and the bay to the Peloponnese, mature gardens, and the island’s most established residential addresses. Convenient all year.

Vasilikos. The green peninsula running south-east, with the best beaches on the island and the lowest density. Large plots, high-end villas, strong rental performance and the most consistent price growth.

Keri and Limni Keriou. The south-western corner, under the cliffs. Quieter, dramatic, and still noticeably better value than Vasilikos for comparable sea views.

Tsilivi and Planos. The established family resort belt north of town. Busy in season, excellent letting demand, sensible yields, less seclusion.

Alykanas and Alykes. Further north, gentler and flatter, with long sandy beaches and a loyal repeat clientele. Good entry prices for a letting property.

Volimes and the north. Rural, high and spectacular, overlooking the Blue Caves and the western cliffs. Stone houses and land at prices that bear no relation to the coast, for buyers who want space and quiet above convenience.

Laganas. We will be straightforward: this is the island’s mass-market nightlife strip. It lets reliably and cheaply, and it suits a certain investor, but it is not where you buy a house you intend to enjoy yourself.

The investment case, stated plainly

Zakynthos offers something most Greek island markets do not: depth. There is a real volume of stock across every price band, which means a buyer can be selective and an owner can exit without waiting for the one buyer in the market that year. Thin markets look attractive on the way in and are painful on the way out.

Pricing remains well below the Cyclades for equivalent quality, while the airport keeps the letting season long and the occupancy high. For buyers whose plan involves rental income covering a meaningful share of running costs, the arithmetic here works more comfortably than on islands with higher entry prices and shorter seasons.

Two cautions, offered honestly. Greece sets its residency-by-investment thresholds regionally, and larger islands such as Zakynthos sit in a higher band than the mainland, so confirm the current figure with your lawyer before fixing a budget. And the quality gap between a well-built villa and a quickly built one is wider here than the asking prices suggest, which is an argument for a proper structural survey rather than for shopping on price.

Practical questions buyers ask us about Zakynthos

Is the island alive in winter? Zakynthos Town is a working capital of some twenty thousand people with schools, a hospital and shops that never close. The resort villages do quieten considerably from November.

Can I visit Navagio, the shipwreck beach? It is the island’s emblem and the view from the clifftop is extraordinary, but access to the beach and the viewing platform has been restricted at times following rockfalls. Check the current position locally rather than assuming.

Is water a problem? Less than on most Greek islands. Zakynthos has its own rainfall and groundwater, and mains supply is normal in developed areas.

Can I let it short-term? Yes, and demand is among the strongest in the Ionian. Register the property and declare the income; enforcement is real.

What should a survey cover? Seismic compliance and the building permit history above all, plus any planning amnesty declarations on older properties. Ask for the full file, not a summary.

Buying on Zakynthos

Zakynthos suits buyers who want an island that functions: green, well connected, big enough to have a life of its own in February, and beautiful in a way that owes nothing to the Cycladic template. It is also one of the few Greek islands where a careful buyer still has genuine choice.

Everything we currently represent on the island is below. If you would like to see any of it, or want a candid view on which part of Zakynthos fits the way you actually intend to use the house, we are glad to help.
