The Athens Riviera is not a place so much as a sequence. It starts where the city runs out of room at Palaio Faliro and ends, eventually, at a temple on a cliff at Sounio. In between, the coast road carries you past marinas, pine headlands, a lake that never freezes and a stretch of restaurants that stay full in February. Drive it once and it reads as a single thing. Live on it for a week and you discover the character changes every few kilometres, and that people who adore one section often cannot understand why anyone would choose the next.<\/p>\n

It is also one of the most closely watched stretches of coastline in Europe, with the southern suburbs of Athens now among the leading destinations for overseas buyers in Greece. This is the part of the country we are asked about most by people who want a base rather than a holiday, and the question is rarely about square metres. It is about which stretch suits a particular life. So here is the honest version, working outwards from the city.<\/p>\n

Palaio Faliro and Alimos, the city end<\/h2>\n

These are proper Athenian suburbs that happen to meet the sea. You are close enough to the centre to go in for the evening without planning it, the tram runs along the front, and the marina at Alimos is one of the largest in the Mediterranean, which gives the whole area a working, slightly salty character that the smarter suburbs further south have lost.<\/p>\n

The trade is that the sea here is a view and a promenade rather than a swimming proposition. Buyers who want Athens with a horizon stop here and pay noticeably less per square metre than they would ten minutes south; those who want genuine coastal living keep driving. For anyone entering the Riviera for the first time, this is where the value argument is strongest.<\/p>\n

Glyfada, the high street<\/h2>\n

Glyfada is the commercial heart of the southern suburbs and the only part of the Riviera that functions as a town in its own right. There is a real shopping district, a dense concentration of restaurants and cafes, international schools within reach, and a golf course that has been there since long before any of this became fashionable.<\/p>\n

It is busy, and that is the point. If you want to walk out of your building for a coffee at nine on a Tuesday in January and find the street full, Glyfada is the answer and nowhere else on this coast quite is. The cost is traffic and density. The compensation is liquidity: there is nearly always something worth seeing, and good addresses here resell readily.<\/p>\n
