Um eine Umsatzsteuer-Identifikationsnummer zu erhalten, m\u00fcssen Sie sich an das \u00f6rtliche Finanzamt wenden, das f\u00fcr das Gebiet zust\u00e4ndig ist, zu dem Ihre Immobilie geh\u00f6rt. Ihr Anwalt wird Ihnen eine griechische Steuernummer erteilen und ein griechisches Bankkonto er\u00f6ffnen. Ihre physische Anwesenheit ist obligatorisch.   <\/span><\/p><p><span style=\"color: #000000;\"><b>Schritt 3: Rechtliche Due-Diligence-Pr\u00fcfung<\/b><\/span><br><span style=\"color: #000000;\">Dies liegt in der Verantwortung des K\u00e4ufers. Der von Ihnen beauftragte Anwalt wird sich an das \u00f6rtliche Grundbuchamt wenden, in dem alle Eigentumsurkunden des Gebiets hinterlegt sind. Hier wird Ihr Anwalt best\u00e4tigen, ob die Immobilie wirklich dem Verk\u00e4ufer geh\u00f6rt und frei von jeglichen Verpflichtungen wie Darlehen, Pf\u00e4ndungen usw. ist. Die durchschnittliche Geb\u00fchr f\u00fcr die Durchf\u00fchrung einer rechtlichen Due-Diligence-Pr\u00fcfung f\u00fcr eine Wohnung in Athen betr\u00e4gt etwa 400 \u20ac &#8211; 500 \u20ac und geht zu Lasten des K\u00e4ufers.<\/span><\/p><p><span style=\"color: #000000;\"><b>Schritt 4: Technische Due-Diligence-Pr\u00fcfung<\/b><\/span><br><span style=\"color: #000000;\">W\u00e4hrend die rechtliche Due Diligence in der Verantwortung des K\u00e4ufers liegt, geht die technische Due Diligence zu Lasten des Verk\u00e4ufers. Gl\u00fccklicherweise verbietet das Gesetz den Verkauf von Immobilien mit illegalen Bauarbeiten und es liegt in der Verantwortung des Verk\u00e4ufers, daf\u00fcr zu sorgen, dass die illegalen Anbauten an seiner Immobilie, falls vorhanden, beim \u00f6rtlichen Finanzamt beglichen wurden. <\/span> <\/p><p><span style=\"color: #000000;\"><b>Schritt 5: Grundsteuer<\/b><\/span><br><span style=\"color: #000000;\">Der Steuersatz beim Kauf einer Immobilie in Griechenland betr\u00e4gt pauschal <strong>3%<\/strong> des Kaufpreises. Bis 2013 waren es zehn Prozent, seitdem hat der Premierminister eine deutliche Senkung angek\u00fcndigt. 2020-2023 wird au\u00dferdem auf alle Immobilienk\u00e4ufe keine Mehrwertsteuer von 23% mehr erhoben. Wenn also der Kaufpreis 100.000\u20ac betr\u00e4gt, betr\u00e4gt die zus\u00e4tzlich zum Kaufpreis zu zahlende Grundsteuer 3.000\u20ac, also ein Endpreis von 103.000\u20ac. <br><\/span> <\/p><p><span style=\"color: #000000;\"><b>Schritt 6: Abschluss<\/b><\/span><br><span style=\"color: #000000;\">Der Abschluss beinhaltet die \u00dcbertragung des rechtlichen Eigentums an der Immobilie, die \u00dcberpr\u00fcfung der rechtlichen und technischen Due Diligence, die Best\u00e4tigung der Geld\u00fcberweisung und die Unterzeichnung des endg\u00fcltigen Kaufvertrags beim Notar. Der Notar ist ein \u00f6ffentlicher Bediensteter, der die Rechtm\u00e4\u00dfigkeit des Vorgangs und der Immobilie noch einmal \u00fcberpr\u00fcft, bevor er den Kaufvertrag unterzeichnet. Der K\u00e4ufer bezahlt den Notar. Die Notargeb\u00fchr betr\u00e4gt etwa 1%, abh\u00e4ngig vom Kaufpreis der Immobilie. Bei einer Immobilie im Wert von 100.000 \u20ac betr\u00e4gt die Notargeb\u00fchr 1.000 \u20ac (ein Prozent des Kaufpreises).<\/span><\/p><p><span style=\"color: #000000;\"><b>Schritt 7: Was passiert nach der Fertigstellung<\/b><\/span><br><span style=\"color: #000000;\">Nach der Fertigstellung muss der K\u00e4ufer einen Buchhalter beauftragen, der die j\u00e4hrliche Grundbesitzsteuer (auf Griechisch ENFIA genannt) ermittelt. Der Betrag h\u00e4ngt von der Gr\u00f6\u00dfe der Immobilie, ihrer Lage und dem Jahr ab, in dem die Baugenehmigung erteilt wurde.
